Preparing your home for listing/showings
- I need your help! As the saying goes presentation is everything. Paint touch ups, carpet cleaning, odds and ends that need repair, such as closet doors and handles, kitchen cabinets, that faulty light switch, fix up any noticeable repairs, cracks or chips. You know what they are. A little effort goes a long way in helping present your home in the most favorable light possible.

- You have every right to be at showings, but often an empty house is the most comfortable for prospective Purchasers.
- You still live in your house and must go about every day activities but a neat and clean home shows the best.
- De-clutter and depersonalize your space to achieve the broadest appeal
- Arrange furniture to make rooms appear as spacious as possible
- Increase curb-appeal by tidying up the front of your house, garbage cans & recycling & depending on the time of year, cut the grass, trim hedges, shovel snow, de-ice walkways
- Create a comfortable mood for showings with relaxing music
- Tidy up the garage and basement

- Often showings happen in the evening. Within reason, turn on as many lights as possible. Bright rooms make a much better impression.
- If possible, take pets with you for showings, or leave them outside.
- Leave a window open on each level of the home for an hour the day of a showing. Fresh air makes a big difference.
- Once again, if possible, and if you have enough notice, try and stay away from cooking high odour foods, such as fish. Our olfactory sense can be turned off just as quick as it can be turned on.
House showings are extremely important. We appreciate the efforts Sellers make to accommodate showings. Ideally agents try to provide ample notice for showings, but often short notice showings are inevitable. I thank you in advance for your efforts to accommodate showings.
